However buyers’ appetites were strong on Saturday, with 8 of the 37 properties sold going for more than $1 million.

According to APM PriceFinder, 37 out of the 66 reported properties sold, leading to a clearance rate of 51.4 per cent.

After a trio of bidders battled it out for 25 Haines Street, Curtin, Independent Property Group agent Jonathan Charles said it was great to see the property sell under the hammer for $730,000.

Ending the year with a good exchange was a gift for both vendor and purchaser, he said.

“It was paramount for the vendors to move on before Christmas,” he said.

“It will settle after Christmas but the buyer has been searching for close to 12 months so it’s nice to close out their year.”

The home is on an elevated 744 square metre block and boasts al fresco dining areas and a grassed backyard area complete with cubby house.

Inside, the large formal lounge receives plenty of natural north-facing light and indoors there are timber floors.

The updated kitchen featured stone benchtops, gas cooking, stainless steel appliances and a glass splashback, overlooking the backyard.

Mr Charles said the result was higher than typical but on trend with the suburb’s recent performance.

“This one was a good price for the purchaser and the seller – so a good transaction all round,” he said.

“Curtin has had big growth this year so it’s higher than you might expect for a three bedroom but that’s what Curtin has been bringing lately.”
